These Terms and Conditions explain how things work at Canestanco 18.
When you book, you agree to follow these rules.

You must show a valid ID when you arrive.
Payment timing:
If your stay starts within 5 weeks, you must pay the full amount when booking.
If your stay starts more than 5 weeks ahead:
You can pay the full amount immediately, or
Pay a 50% deposit at booking and the rest no later than 3 weeks before check-in.
An automatic reminder email is sent 4–5 weeks before check-in.
If no payment is received by the 3-week deadline, the booking is set to Pending:
If another request arrives for the same dates, that booking will be confirmed and your reservation lost.
If no other request arrives, your booking will be reconfirmed once payment is received.
If payment never arrives, the booking is cancelled and the general cancellation policy applies.
Payment methods: PayPal, bank transfer, credit card direct payment (coming soon).
Booking options:
Standard Terms (default): cancellation allowed under the policy below.
Fixed Terms: guests receive a 10% discount in exchange for no cancellation rights (except in force majeure cases).
Cancellations (Standard Terms only):
If you cancel more than 21 days before check-in, we give a full refund within 7 days (minus any PayPal/credit card/bank fees).
If you cancel 21 days or less before check-in:
We keep the cost of all nights that fall within 21 days after your cancellation date, and refund the rest (minus any fees).
Example: If check-in is on the 21st and you cancel on the 5th (16 days before), we keep payment for the nights from the 21st to the 26th (5 nights) and refund the rest.
Modifications:
Free of charge, unless the change cancels nights within 3 weeks of check-in.
In that case, the general cancellation policy applies to the cancelled nights.
Force Majeure (Exceptional Circumstances):
In case of force majeure, the 21-day rule and Fixed Terms restrictions do not apply. Proof must be provided. Recognised cases include (non-exhaustive list):
Serious illness or injury
Death or funeral of a close family member
Major accidents or traffic disruptions preventing travel
Natural disasters (earthquake, flood, fire, severe storm)
War, civil unrest, or government travel restrictions
Airline strikes or last-minute transport cancellations with no alternatives
Proof must be provided by the guest. Canestanco 18 has the final say if the evidence is unclear.
Check-in: after 18:00
Check-out: by 11:00
Self check-in with on-site staff
Respect shared areas and keep them clean.
Quiet hours: 22:00 – 08:00.
No audio devices in common areas or anywhere on the property.
No pets unless renting a whole house.
No parties or events.
No commercial or advertising photography.
No smoking inside houses or communal areas. Smoking is only allowed outdoors if it does not disturb other guests.
No littering.
Only flush toilet paper in the WC.
Separate waste: organic, non-recyclable, glass, paper, plastic + aluminium.
Use compostable bags for organic waste.
Do not leave food in bins except in the organic bin (to avoid attracting wild animals).
Do not feed the property animals/pets.
Children must always be with an adult.
Pool hours: 09:00 – 20:00.
No glass objects in or near the pool.
No diving or running around the pool.
Children under 14 must always be supervised by an adult.
The pool is unmanned, 1.6m deep throughout. Use the pool at your own risk.
Extra services like bike rentals or guided tours may be available at an extra cost.
Ask in advance so we can arrange them.
If you bring a pet (only allowed when renting a whole house), we require a security deposit equal to 25% of the total stay price.
The deposit will be refunded to the same payment method within 7 days after check-out, provided there is no damage.
We may end your stay immediately without refund if there is a serious violation, such as:
Verbal or physical abuse towards staff or guests
Disorderly conduct or dangerous behaviour
Drunkenness causing disturbance
Deliberate damage to property
Any other conduct that seriously disturbs the peace of other guests or puts property/staff at risk
We are not responsible for lost or stolen items.
Guests must pay for any damage they cause.
We can update these rules at any time. If we do, we’ll post the changes on our website and inform guests who booked before the change took place.
