1. General Information

These Terms and Conditions explain how things work at Canestanco 18.
When you book, you agree to follow these rules.

3. Booking and Payment

You must show a valid ID when you arrive.

Payment timing:

  • If you book 35 days (5 weeks) or less before check-in, 100% of the booking price must be received to confirm your booking.
  • If you book more than 35 days before check-in, you may pay in full or pay a 50% advance payment to confirm your booking. The remaining balance must be received no later than 21 days before check-in.
  • The booking price for these payments includes accommodation after discounts and the cleaning fee. Tourist tax, payable on arrival, any refundable security deposit and separately ordered extras are accounted for separately.
  • Your payment request states the amount and due date. A reminder does not change the payment deadline.

If your balance is late:

For a confirmed booking with a 50% advance payment, we allow a grace period after the balance due date equal to the number of whole accommodation nights covered by payments received by that due date. This grace period never extends beyond check-in: the full outstanding booking balance must always be received before you enter the accommodation. It does not apply to the initial payment required to confirm a booking, including bookings made 35 days or less before check-in.

For this calculation only, payments are allocated proportionally between the discounted accommodation price and cleaning fee. The accommodation share is divided by the average discounted accommodation price per night and rounded down to a whole number of nights. Tourist tax, security deposits, payment fees and extras do not count as paid nights. For example, a 50% payment for a 14-night stay covers 7 nights and gives a 7-day grace period, subject to the check-in limit. We will tell you the exact deadline.

During this period your dates remain reserved. If the balance is still unpaid when the period ends, we may offer the dates to other guests. This does not immediately cancel your booking. If the full outstanding balance arrives before we confirm another booking that conflicts with yours, and before check-in, we will reconfirm your stay. A new enquiry alone does not cancel your booking.

If another conflicting booking is confirmed first, we will cancel your booking and notify you. If your balance remains unpaid at check-in, your booking will be cancelled and entry will not be available. The cancellation policy for your chosen rate applies, using the date the cancellation takes effect. A payment received after cancellation does not automatically reinstate the booking; we will reconcile it with any amount due and refund any excess.

Rebooked nights after cancellation for non-payment:

For Standard Terms, we first apply the normal cancellation policy below. If nights for which an accommodation charge was retained are subsequently sold again, we also refund the net accommodation revenue actually recovered for those same nights, after a single €50 administration fee per cancelled booking. This additional refund cannot exceed the accommodation amount retained for those nights, cannot duplicate another refund, and cannot be negative. The €50 fee is deducted only from this additional refund; it never creates a further amount to pay. We will provide a breakdown once the replacement stay and its payment are settled.

For Fixed Terms (non-refundable), the same payment deadlines and grace-period process apply, but reselling the dates does not create a refund entitlement. The force majeure provisions below remain applicable.

Payment methods: PayPal, bank transfer, credit card direct payment (coming soon).

Booking options:

  • Standard Terms (default): cancellation allowed under the policy below.

  • Fixed Terms: guests receive a 10% discount in exchange for no cancellation rights (except in force majeure cases).

Cancellations (Standard Terms only):

  • If you cancel more than 21 days before check-in, we give a full refund within 7 days (minus any PayPal/credit card/bank fees).

  • If you cancel 21 days or less before check-in:

    • We keep the cost of all nights that fall within 21 days after your cancellation date, and refund the rest (minus any fees).

    • Example: If check-in is on the 21st and you cancel on the 5th (16 days before), we keep payment for the nights of the 21st, 22nd, 23rd, 24th and 25th (5 nights; the night of the 26th is excluded) and refund the rest.

Modifications:

  • Free of charge, unless the change cancels nights within 3 weeks of check-in.

  • In that case, the general cancellation policy applies to the cancelled nights.

Force Majeure (Exceptional Circumstances):
In case of force majeure, the 21-day rule and Fixed Terms restrictions do not apply. Proof must be provided. Recognised cases include (non-exhaustive list):

  • Serious illness or injury

  • Death or funeral of a close family member

  • Major accidents or traffic disruptions preventing travel

  • Natural disasters (earthquake, flood, fire, severe storm)

  • War, civil unrest, or government travel restrictions

  • Airline strikes or last-minute transport cancellations with no alternatives

Proof must be provided by the guest. Canestanco 18 has the final say if the evidence is unclear.

4. Check-in and Check-out

Welcome to Canestanco! These guidelines help us keep the accommodation welcoming and respect everyone staying, living and working on the property and nearby.

Check-in is from 18:00 and check-out is by 11:00, unless otherwise agreed in writing. Please let us know your expected arrival time and any delays.

All guests must complete registration and provide a valid identity document. Additional guests or visits from people who are not staying must be agreed in advance.

Keep keys safe and do not share access codes or links with anyone outside your booking.

5. Peace and Shared Spaces

Respect other people's rest, especially between 22:00 and 08:00. Parties and events are not permitted.

Do not use speakers or other devices to play music or audio aloud in shared spaces or outdoors, including the pool area. Use headphones. Inside the accommodation, audio must not disturb other guests or neighbours.

This rule applies throughout the day and also helps us honour our agreements with our neighbours.

Leave shared spaces and equipment clean and available after use. Keep your voice down during phone and video calls and avoid speakerphone use.

6. Waste Separation and Collection

Each accommodation is responsible for correctly separating and managing its own waste. Use only the bins assigned to your accommodation; do not put waste in other guests' bins.

Separate organic waste, paper and cardboard, glass, plastic and aluminium, and non-recyclable residual waste. Use only compostable bags for organic waste. Keep bins closed to prevent odours and avoid attracting animals and insects.

During your stay, put out the waste scheduled for collection in the afternoon before collection day, outside by the green gate, on the pavement beside the Enel electricity substation.

The regular collection schedule is:

  • Monday: organic waste and glass.
  • Tuesday: plastic and aluminium.
  • Wednesday: organic waste and paper.
  • Thursday: non-recyclable residual waste.
  • Friday: plastic and aluminium.
  • Saturday: organic waste.
  • Sunday: no regular collection.

Put out only the categories scheduled for the following day.

On departure, leave any remaining waste correctly separated in your accommodation's own bins, with bags closed where required. Do not move it to shared bins or other accommodations' bins, or leave it in the street outside the collection schedule.

Waste separation is the guests' responsibility. If we notice mistakes during your stay, we will ask you to correct them before departure. If in doubt, ask us: we are happy to explain where each item belongs.

7. Electricity, Heating, Air Conditioning and Water

Water is included in your stay. For whole-house bookings, the electricity allowance is 10 kWh per night for Salvia and Casetta and 20 kWh per night for Carrubo. This allowance is per accommodation, not per guest.

Consumption is measured using the dedicated meter, with documented readings on arrival and departure. The total allowance is the nightly allowance multiplied by the number of nights booked. Only consumption exceeding the total allowance for the stay is charged, at €0.50/kWh, with an itemised calculation. For individual room bookings, electricity is included without separate metering charges.

Do not leave air conditioning or heating on when you are away from the property, including to keep the accommodation cool or warm for your return.

While heating or air conditioning is running, doors and windows must remain closed. Switch the equipment off when airing the accommodation and set reasonable temperatures.

When you go out, also switch off lights, the television and fans, and check that cooking appliances and taps are off. Leave the refrigerator switched on.

8. Taking Care of the Accommodation

Only flush toilet paper. Do not flush wipes, including those labelled biodegradable, sanitary products, cotton buds or any other materials.

Do not pour oil, fat or food scraps into sinks or drains.

Smoking is prohibited inside the accommodation and enclosed shared spaces. Outdoors, avoid disturbing others and use an ashtray. Do not throw cigarette ends on the ground or in plant pots.

Photography or filming for commercial or advertising purposes is not permitted.

9. Swimming Pool

The pool is shared with other guests and the owners, even when you book an entire house.

It is available from 09:00 to 20:00 during the opening season, normally May to November, depending on weather conditions.

The pool has no lifeguard, is not fenced and is 1.60 m deep. Children must be constantly supervised by an adult.

No diving, running or glass objects are allowed in the pool area. Respect other swimmers and leave loungers and shared spaces tidy.

10. Pets

Guests' pets are allowed only when booking an entire house, with prior notification and confirmation.

Pets must remain under their owner's control and must not disturb people or the property's animals. Always clean up after your pet.

Do not feed the property's animals. Accompany children when they approach animals.

11. Before Departure

Please:

  • Wash used dishes and leave the kitchen worktop tidy.
  • Leave remaining waste separated in your accommodation's own bins.
  • Collect used towels in the bathroom, separately from clean towels.
  • Switch off air conditioning, heating, lights and fans.
  • Close windows and doors and return keys as instructed.

You do not need to wash linen or carry out the final cleaning. The final cleaning service does not replace the tasks listed above.

12. Problems and Damage

Please promptly report cleaning problems, faults, breakages or lost items, with a photo where possible, so that we can address them during your stay.

Any reimbursement request for damage attributable to guests will be explained and documented, in accordance with the booking conditions and applicable procedures.

13. Security Deposit

A refundable security deposit is collected on arrival, unless otherwise agreed in writing: €100 for each room (Myrtle, Mezzanine or Carrubo Room), €150 for Salvia or Casetta, and €250 for the entire Carrubo house.

It will be returned within 7 days of departure, less any documented amounts for damage, electricity exceeding the included allowance, and sorting incorrectly separated waste, charged at €20 per hour for the actual time spent. Every deduction will be accompanied by an itemised explanation.

For guests bringing pets, the security deposit is increased by 25%: €187.50 for Salvia or Casetta and €312.50 for the entire Carrubo house. Pets are permitted only for whole-house bookings, with prior confirmation.

14. Breach of Rules

If a rule is broken, we will ask guests to correct their behaviour promptly. Serious or repeated breaches may result in the stay being terminated, including immediately where the safety or peace of the property is compromised.

These include verbal or physical abuse, dangerous behaviour, disruptive drunkenness, deliberate damage and serious disturbance to other guests or neighbours.

Termination of the stay and any refunds will be handled in accordance with the booking conditions, applicable law and relevant procedures.

15. Liability

Guests must keep their belongings safe and lock the accommodation when they leave. The property is not responsible for lost or stolen items except where liability is provided for by law.

Guests are responsible for damage attributable to them to the accommodation, furnishings and equipment. Reimbursement requests will be explained and documented; normal wear and tear is excluded.

Use of the pool and other spaces requires compliance with safety rules and supervision of children by accompanying adults. The property's responsibilities under applicable law remain unaffected.

16. Additional Services

  • Extra services like bike rentals or guided tours may be available at an extra cost.

  • Ask in advance so we can arrange them.

17. Changes to Terms

This version is dated 8 September 2026. We may publish updated terms for future bookings. Your booking remains governed by the version accepted when it was confirmed; later changes do not automatically apply to existing bookings. Any agreed changes to an existing booking will be confirmed in writing.
